SBA 504 Loan
SBA 504 loan program is a government-backed financing program that provides long-term, fixed-rate funds for small businesses to buy major fixed assets like commercial real estate or heavy equipment.
How the loan structure works:
• Financing is split into three specific parts, known as the 50-40-10 model
• Traditional Bank or Lender: Covers 50% of the project cost with a first-lien mortgage.
• Certified Development Company (CDC): A nonprofit community partner covers 40% through an SBA-guaranteed debenture.
• Borrower (You): Makes a down payment of at least 10%.
• Startups (in business under two years) Maximum Loan Amount: Up to $5 million for standard projects, and up to $5.5 million for manufacturing or specific energy-efficiency
• Approved Uses
Purchasing existing buildings, land, or constructing new facilities.
Buying long-term machinery and heavy equipment.
